Positions in this series operate, control, maintain, troubleshoot, repair, and adjust building and/or facility mechanical systems, such as heating, ventilation, air conditioning, HVAC-R, air compressors, fire protection, and plumbing.

Job description

EXAMPLES OF DUTIES:

  • Operate, maintain, and repair mechanical systems; troubleshoot total building and/or facility mechanical systems to identify and correct problems; adjust system performance as needed to account for changes in seasons, space utilization, occupancy, and other facility needs.
  • Identify and perform mechanical system preventative maintenance procedures, such as changing air filters and belts, greasing bearings, and cleaning ducts, coils, and condensation pans.
  • Inspect and test mechanical systems for compliance to code and industry standards, such as boilers, chillers, backflow devices, and fire suppression systems.
  • Operate mechanical systems and environmental controls via building automation systems, pneumatic or digital devices.
  • Perform building equipment maintenance tasks, including maintaining, repairing, and replacing mechanical equipment, such as hot water heaters, laundry equipment, clothes conveyors, and plumbing fixtures.
  • Perform maintenance plumbing tasks, such as water pump, faucet and flushometer repair and replacement, and drain line clearing, and pipe repair.
  • Maintain, repair and replace commercial wastewater systems including toilets, urinals, grease traps, and clay traps.
  • Maintain accurate records of work performed; post required permits.
  • In addition to the above duties, the senior level will: perform the most complex repair and maintenance work assignments; act as technically authoritative knowledge leader; provide expert guidance to other departments and lower level staff; implement code requirements and ensure compliance; repair and maintain complex sewage lines, chillers or boilers, and freeze pipes; review contractor work for technical accuracy; provide estimates, scope of work, and input for construction plans; and ensure compliance with building plans and blueprints.
  • Perform other duties as assigned.

HVAC Engineer

  • Journey level
  • Trades
  • Perform the full range of duties, working independently, applying well-developed subject knowledge, and exercising judgment and initiative.
  • Receive occasional instruction or assistance as new or unusual situations arise.
  • Fully aware of the operating procedures and policies within the work unit.
  • Work is reviewed based on compliance, appropriateness, and effectiveness in meeting goals and deadlines.
  • Receive general supervision from manager or staff.

HVAC Engineer Senior

  • Advanced level
  • Trades
  • Perform the most difficult assignments requiring a higher level of responsibility, applying advanced subject knowledge, and exercising significant independent judgment and initiative.
  • Receive work assignments in terms of objectives, priorities, and deadlines.
  • Work is reviewed for technical accuracy, compliance to program objectives, and overall results.
  • Receive general supervision from manager.
  • May exercise functional and technical supervision over staff.

MINIMUM QUALIFICATIONS GUIDELINES:

Any combination of experience and training that would likely provide the required knowledge, skills, and abilities is qualifying.  Requirements are determined at the time of recruitment based on responsibilities of the individual position and business needs of the department.

HVAC Engineer

 Training and experience for journey level, trades classifications are typically equivalent to completion of the twelfth grade and one (1) to four (4) years of experience that demonstrates the ability to perform the duties of the position.  (Equivalency 1-4 years of qualifying training and/or experience).

HVAC Engineer Senior

Training and experience for advanced level, trades classifications are typically equivalent to completion of the twelfth grade and three (3) to six (6) years of experience that demonstrates the ability to perform the duties of the position. (Equivalency 3-6 years of qualifying training and/or experience).

Depending upon assignment, candidates may be required to pass a criminal background check, have a valid driver license, and/or additional training, licenses, or certificates.

REQUIRED TRAINING, LICENSES, AND/OR CERTIFICATES:

HVAC Engineer

  • Industry Brazing Certificate and/or an EPA Refrigerant Certificate required.

HVAC Engineer Senior

  • Industry Brazing Certificate, EPA Refrigerant Certificate and/or Oregon Plumbing Journeyman License required depending on assignment.
